Accounting support for your property investments

The right accounting service depends on how your properties are owned.

There are two main situations:

Individual landlords

If you own rental property in your own name, rental income is generally reported through your personal Self Assessment tax return.

Property companies

If your rental properties are owned by a limited company, the company has its own accounting and Corporation Tax obligations, separate from your personal tax affairs.

I can help with both.

Accounting for individual landlords

Personal tax returns for landlords

If you own rental property personally, you may need to report your rental income and expenses through Self Assessment.

As a landlord tax accountant, I can help whether you own:

  • A single rental property.
  • Several rental properties.
  • Properties jointly with a spouse, partner or another person.
  • Residential or commercial rental property.
  • A mixture of different property types.

My aim is to make your tax reporting clear and straightforward, so you understand what information is needed and what your tax position looks like.

How I can help

  • Prepare your Self Assessment tax return.
  • Report your rental income.
  • Identify and report allowable property expenses.
  • Consider the tax treatment of jointly owned properties.
  • Explain the records and information needed to complete your return.
  • Answer your questions about your personal tax reporting.

Your circumstances determine what needs to be reported. For example, jointly owned property may require the income and expenses to be allocated correctly between the owners.

Accounting for property companies

Accounting for limited companies that own property

If your rental properties are owned by a limited company, the company has its own accounting and tax responsibilities.

The company's rental income and expenses belong to the company, rather than directly to you as its shareholder or director. The company will generally need annual accounts and a Corporation Tax return.

I provide accounting support for property companies, helping you meet your company's reporting obligations and keep its accounting and tax affairs in order.

If you are a director or shareholder, you may also have personal tax obligations. For example, salary or dividend income may need to be reported through your own Self Assessment tax return.

Your company's accounts and Corporation Tax return are separate from your personal tax affairs.

How I can help

  • Prepare your annual statutory accounts.
  • Prepare your company's Corporation Tax return.
  • Account for rental income and property-related expenses.
  • Help you understand your company's accounting and tax responsibilities.
  • Provide payroll support where required.

Property accounting for different types of property

Property investments do not all have the same accounting and tax treatment.

I can support landlords and property companies with:

  • Residential property.
  • Commercial property.
  • Mixed residential and commercial portfolios.
  • Single properties and larger portfolios.
  • Personally owned and company-owned property.

VAT and property

The VAT position can also differ depending on the type of property and the nature of the letting.

Residential property letting is generally exempt from VAT. Commercial property letting is also normally exempt, unless an option to tax has been exercised or another exception applies.

I'll consider your circumstances to help identify what VAT obligations may apply.

Making Tax Digital for Income Tax

Making Tax Digital (MTD) for Income Tax is being introduced in stages for individuals with qualifying income from property and/or self-employment.

The rules apply to individual landlords who meet the relevant income thresholds. The qualifying income thresholds and start dates are:

  • More than £50,000 from 6 April 2026
  • More than £30,000 from 6 April 2027
  • More than £20,000 from 6 April 2028

These thresholds are based on qualifying gross income from property and self-employment combined, before expenses are deducted.

MTD for Income Tax does not apply to rental income earned by a limited company. Limited companies have separate Corporation Tax reporting obligations.

I can help individual landlords prepare for Making Tax Digital and meet their ongoing reporting requirements. This includes:

  • Helping you choose suitable MTD-compatible software.
  • Setting up digital record-keeping.
  • Recording rental income and allowable expenses.
  • Preparing and submitting quarterly updates to HMRC.
  • Helping you understand your ongoing MTD obligations.

If you own rental property personally

I can help you understand how Making Tax Digital affects you and put suitable arrangements in place.
